What is actually up there

Six layers. Miss one
and the roof fails.

Most quotes price the tiles. A roof is everything underneath them. Here is every layer we fit, and the two the cheapest quote quietly leaves out.

  1. Structural deck & raftersEvery rafter checked for rot and sistered where needed. Putting this right later means taking the whole roof off twice.
  2. Breathable membraneReplaces the old bitumen felt that sags and traps damp. Lets the roof space breathe and stops wind-driven rain.
  3. Treated battensBS 5534 graded and tanalised. A cheap quote reuses your existing battens. They are forty years old and holding the roof on.
  4. Natural slate or tileWelsh slate, clay or concrete, mechanically fixed to the wind-uplift standard for the North West, not nailed and hoped for.
  5. Code 4 leadworkChimneys, valleys and abutments hand-dressed in lead. Cement fillets crack within two winters. Lead outlives the roof.
  6. Dry ridge & hipMechanically fixed, never bedded in mortar. Mortar ridges are our single most common storm call-out.

Everything above the gutter line.

Six trades · one crew

One directly employed crew, no subcontractors passing your job on. If we quote it, we fit it.

Stone slates slipped, broken and missing, with daylight showing through to the battens
What we found
Newly laid interlocking tiles running to a dead-true course line
What we left

Saddleworth, OL3.
1900s cottage, re-covered.

Three roofers had told the owner it needed patching. It needed stripping. Only a third of the original stone slates were sound enough to re-lay, so the owner chose an interlocking tile. We re-used the best of the old slates on the porch.

Before you ring anyone

Point at what
your roof is doing.

Six faults account for nearly every call we take. Here is what each one actually is, how urgent it really is, and what it costs to put right. No email address, no obligation.

How we work

Five steps. No surprises.

01

You get in touch

Three questions: what is happening, where you are, and roughly how old the roof is. Takes two minutes and you get a real answer, not a callback promise.

Answered same day
02

We survey it properly

Ladder up, head into the loft, drone over the ridge if the pitch is too steep to walk. You get photographs of everything we find, including the parts that are fine.

Within 3 working days
03

A fixed price in writing

One number, itemised. Scaffold, waste, materials and VAT all inside it. No provisional sums that quietly grow once the roof is open.

Within 48 hours of the survey
04

Scaffold and strip

Your neighbours get a card through the door the week before. Garden and paths sheeted, skip on the drive, crew on site at 8am on the date we agreed.

The booked date, held
05

Sign off and guarantee

We walk the finished job with you, hand over photographs of every layer that is now hidden, and register the work so your building control notification arrives by post.

An indicative range only, not a quote and not binding. Roofs vary and we have never priced one from a website. We measure it, then we put a number in writing.

Two firms quoted off a photograph. Dan went in the loft and found what neither of them mentioned.

Helen B., Didsbury · 4.9 from 312 verified reviews

Quoted in writing two days after the survey, with photographs of the rot they found. Scaffold went up on the date they said. The price never changed.
David R.Urmston, M41 · full re-roof
Storm took four slates off on the Sunday. Someone was on the roof before teatime and it was properly repaired that Thursday. I have used them twice since.
Marcus K.Sale, M33 · storm repair
Listed building, so the conservation officer was involved. They handled all of that correspondence themselves and matched the Westmorland slate exactly. Faultless.

Where we work

Greater Manchester,
and about 20 miles out.

We do not travel further, on purpose. A twenty mile radius means we can get back to a roof we fitted eight years ago the same week you ring about it. That is what a guarantee is worth.

The questions
we get asked.

Not on the list? Ring the yard on 0161 496 0118 and ask.

How much does a new roof cost in Manchester?

Between roughly £5,500 and £9,000 for a standard semi-detached in concrete tile, and £9,000 to £14,000 in natural slate, with scaffold and VAT included. A terrace is less, a detached with dormers is more. The calculator above uses our real figures.

How long will my roof be open?

We only ever strip what we can make watertight the same day. On a typical semi that is one elevation at a time, so your roof is never fully open overnight. Whole job is five to nine working days including scaffold.

Is the scaffolding included in the price?

Yes, always. Erection, hire for the duration and removal. It is the single most common thing added on afterwards by other firms, so we build it into the fixed price and show it as a line on your quote.

What happens if it rains halfway through?

The roof gets sheeted and made watertight before the crew leaves, every day, rain forecast or not. If weather costs us days, it costs us, not you. The price is fixed.

Do I need building regulations approval?

Yes, if more than a quarter of the roof is being replaced. We are CompetentRoofer registered, so we self-certify and notify your local authority for you. Your certificate arrives by post, usually inside three weeks. There is no extra fee.

Is the 25-year guarantee actually worth anything?

It is a written workmanship guarantee, insurance-backed through the NFRC, which means it survives even if we do not. Materials carry their own manufacturer warranty on top. We stay inside twenty miles precisely so honouring it is easy.
